$90 - $120k plus a discretionary bonus & or profit share/401k, plus 1% of any project we win from any introduction you make.

We are seeking an estimator that loves to be on top of a project, enjoys the accuracy, organization, documentation, communication, diplomacy and negotiation involved with bidding a smoothly executed construction project.

 

The ideal candidate possesses:

 

  • Excellent prioritization and organizational skills

  • Strong knowledge of construction practices preferably from field experience

  • A robust list of first rate sub-contractor relationships in New York City

  • Excellent Documentation

  • Quantitative and Qualitative analytical skills

  • Microsoft Excel

  • 5+ years high end construction estimating experience.

MISSION: The mission for this role is to produce on time, accurate, detailed, and profitable estimates based on site walkthroughs and architectural plans while building relationships with clients and architects.

 

Estimating Job Functions:

 

The success of the company and your team relies on our architectural and design relationships, the respect of our subcontractors and your accuracy and attention to detail.

You are accountable for creating a robust and detailed price for the exact specifications and plans provided by the Architectural/Design team.

Being prepared to pivot and change your thinking and take on new ideas that improve our processes is key to growing with our team.

 

Plans:

 

  • You are accountable to break down, file and distribute plans in a clear, logical and trackable manner.

    • Perform all counts and takeoffs for all trades and sub-contractors.

    • Understand interdependencies between trades.

    • Review and compare all vendor responses/bids and update all bidders with new information accordingly.

    • Update the Architectural/Design team ONE TIME to plan and specification inconsistencies.

    • Clearly show allowances and TBD’s and give reasoning behind them to your team and the design team/client

  • Understand site conditions: communicate site condition considerations with the Site Super, subcontractors and the design team. Alert the Architectural/Design & Site Super team to any unusual dependencies/long lead items.

  • Create a job timeline to accompany each bid with the Site Super; account for all phases, dependencies and long lead items.

 

Sub-Contractors and Suppliers:

 

  • Our success depends on developing and maintaining an excellent stable of sub-contractors and suppliers.

  • Clearly identify what traits excellent suppliers and subcontractors consistently display.

  • You are accountable for identifying unrealistic pricing and timelines.

  • Build a Bench.

    • We are always looking to build the depth of our subcontracting resources, having two additional “go to” subs for each trade “benched” is our standard OP.

 

Prioritization:

 

  • Prioritize your bids.

  • Understand how long different trades and suppliers take to bid, account for this in your prioritization.

  • Match price, quality and time considerations to align suppliers and sub-contractors to each bid.

  • Get your bids out ON TIME, EVERY TIME, accuracy is everything!

 

Negotiation:

 

  • Understand what a good deal looks like for us, the client and the sub-contractor/supplier.

  • Read the entire contract from each supplier and sub-contractor. Understand what is not included in a bid and note these exclusions and how you are going to account for these issues.

  • Negotiate with sub-contractors to improve pricing and timeline.

  • Peer review your estimates for accuracy, viability and timing, be open to change.

 

Profitability:

 

  • Understand the exact profitability for each of your projects.

  • Intimate understanding of how West Village GC makes money/loses money.

  • Intimate understanding of how your sub-contractors make money/lose money.

 

Documentation:

 

  • You are accountable for handing over won projects to your PM. Expect to attend the first four client site meetings to make a seamless handover to the field.

  • You are accountable for your PM understanding what subs and what pricing you have used and why.
